Negotiate and Accept

Your agent will present your offer to the vendor. Don't be disheartened by counter-offers — negotiation is normal. Focus on the property's value to you, not just the price. Once accepted, both parties sign the Contract of Sale and the deposit is paid (typically 10% or as negotiated).

Cooling-Off Period

In South Australia, residential contracts have a two-business-day cooling-off period from the day the buyer receives a signed copy of the contract. If you withdraw during this period, a small penalty (0.2% of the purchase price) applies.

Settlement

Settlement typically occurs 30–90 days after signing (as agreed in the contract). Your conveyancer will manage the title transfer, stamp duty payment and loan drawdown. On settlement day, ownership legally passes to you. Congratulations — you're a homeowner!
